Apartment Vastu: What You Can Still Control When You Didn’t Choose the Layout
By Rajat — Vedic Astrologer & Vastu Consultant, Astro Research, Sydney

The most common thing I hear from Sydney apartment dwellers is some version of “I know my layout is wrong, so what’s even the point?” — but classical Vastu Shastra was written for standalone houses with full control over construction, and applying it to a fixed strata apartment requires a different, more realistic approach built around correction rather than redesign.
Start With Your Unit’s Orientation, Not Its Floor Plan
Before assessing individual rooms, I always start by establishing exactly which direction your apartment’s main entrance and main windows face — this single piece of information shapes every other recommendation that follows.
Unlike a house, where you might have four exposed walls to work with, an apartment often has only one or two exposed sides, meaning the directions available to you for natural light and airflow are already constrained. This isn’t a reason to abandon Vastu principles — it just means the correction work concentrates on maximising what those available directions offer, rather than trying to force a layout the building’s structure won’t allow.
The Three Issues I See Most in Sydney Apartments
Across the hundreds of apartment consultations I’ve done in Sydney, three layout issues come up again and again.
Front Doors That Open Directly Onto a Wall or Toilet
Many apartment layouts open directly into a narrow hallway facing a blank wall, or worse, directly toward a bathroom door — both considered to block the free flow of positive energy into the home right from the entrance. A well-placed mirror opposite the door, good lighting in the entry hallway, and simply keeping the bathroom door closed are the standard, effective corrections here, since structural changes usually aren’t possible under strata rules.
Balconies in the “Wrong” Direction
A South-West facing balcony, technically less ideal in Vastu terms, is extremely common in Sydney’s apartment stock and obviously can’t be relocated. In these cases I focus on how the balcony is used rather than its direction — keeping it clutter-free, well-maintained, and genuinely used for fresh air and light rather than becoming storage overflow, which meaningfully offsets the directional limitation.

Open-Plan Living Blurs the Zones Vastu Relies On
Modern open-plan apartments merge the kitchen, dining and living areas into one continuous space, which creates exactly the kind of elemental overlap Vastu tries to avoid — particularly the fire-water separation between stove and sink discussed in kitchen Vastu. Rather than treating this as unsolvable, I work with what furniture placement, rugs, lighting zones and even shelving can do to create functional separation between areas that classical Vastu would have kept as distinct rooms.
A well-placed room divider, a change in flooring material, or simply a considered furniture layout can recreate a surprising amount of the zonal clarity that open-plan living removes. It’s rarely a perfect substitute for separate rooms, but it’s far more effective than most people expect.
Astrologer’s Insight: I tell every apartment client the same thing: don’t chase the layout you wish you had, work with precision on the layout you actually have. Small, correctly-targeted corrections consistently outperform vague, half-hearted attempts at bigger changes — the same free, zero-cost adjustments I cover separately apply just as well within a fixed apartment layout.
Common Apartment Issues and Realistic Fixes
Fixed-layout apartment issues and the corrections that work within strata constraints.
| Common Issue | Realistic Correction |
|---|---|
| Door faces a wall or toilet | Mirror, lighting, keep bathroom door closed |
| South-West facing balcony | Keep clutter-free, genuinely used |
| Open-plan kitchen/living | Rugs, dividers, deliberate furniture zoning |
| Only one or two exposed walls | Maximise light and airflow on available sides |

The Newlyweds Who Thought Their New Apartment Was Simply “Unfixable”
A newly married couple moved into their first apartment in Zetland, excited but anxious after reading online that their unit’s North-facing front door opening straight onto a bathroom wall was “bad Vastu” with no real solution short of moving out.
We added a full-length mirror on the entry wall angled away from directly reflecting the front door, installed brighter warm lighting through the hallway, and made keeping the bathroom door closed a simple household habit — all achievable within a single weekend without touching strata-controlled structure.
Both partners described feeling noticeably more settled walking into the apartment after the changes, and the anxiety about having made a “wrong” choice of home dissolved entirely. Their layout hadn’t changed — their relationship with it had.

No apartment layout is truly “unfixable” — it just requires correction that fits the space you actually have.

Frequently Asked Questions About Apartment Vastu
➕ Should I avoid renting or buying an apartment with a difficult direction?
Not necessarily. Direction is one factor among many, and most directional challenges have workable corrections. I’d rather help you make an already-chosen apartment work well than have direction alone rule out an otherwise great home.
➕ What can I actually change if I’m renting under strata rules?
Far more than most renters assume — furniture placement, mirrors, lighting, rugs, plants, colour choices in soft furnishings, and how you use each space are all entirely within your control and make up the bulk of effective Vastu correction anyway.
➕ Does floor level in a high-rise matter for Vastu?
Traditional Vastu texts don’t address high-rise living directly, since it didn’t exist when these principles were codified. In practice, I focus on the same directional and internal-layout principles regardless of floor level — orientation and room placement matter more than height.
➕ Is an in-person consultation necessary, or can this be done remotely?
A floor plan, compass orientation and a few clear photos or a video walkthrough are usually enough for me to provide a detailed, accurate assessment remotely — many of my Sydney apartment clients prefer this for convenience, and it works just as effectively as an in-person visit.
